However, due to the customized nature of our contracts and the process we follow, we cannot provide a full preview of the contract before you enter your property details and begin the listing process. Here's why:

  1. Customized Document Generation:
    Each document, including the MLS Data Input Form, Seller Disclosures, and the Listing Agreement, is uniquely tailored based on the specific information you provide. For instance, the MLS Data Input Form requires detailed property information, such as room dimensions and interior/exterior features. This form is essential as it directly feeds into the MLS listing, making it mandatory for completion.

  2. Varied Listing Agreements:
    The Listing Agreement is particularly individualized. It varies based on the MLS your property will be listed on, the county where your property is located, the listing plan you select, and even the agent you choose. This ensures that the agreement is compliant with regional requirements and suits your specific service level.

  3. Document Generation Costs:
    We use industry-leading services like DocuSign and Formstack to ensure that our documents are legally sound and user-friendly. These services incur significant costs, which is why we request sellers to complete the process to generate the necessary documents.

Although we cannot share the complete document beforehand, here’s an outline of what you can expect within the Listing Agreement:

  • Property Details: Information such as the Property Owner’s name, Property Address, List Price, and the Listing Period.
  • Compensation Structure: Details about the upfront fee paid to Houzeo and the closing fee to the Listing Agent.
  • Syndication to Third-Party Sites: Specifications on how your property will be syndicated to popular real estate websites like Zillow, Trulia, Redfin, and Realtor.com.
  • Service Level Agreement: A clear breakdown of what is covered under the limited-service listing and the responsibilities of both you and the broker.
  • MLS Compliance: Guidelines for adhering to MLS regulations, including potential fines for non-compliance.
  • Mandatory Disclosures: Requirements for disclosing any known defects or hazards associated with your property.
  • Intellectual Property: Clauses covering the copyright of photos and other media used in the listing.
