If a seller has listed two different lots and sold them to one buyer, will the Listing Agent receive closing payment twice?
Yes — the Listing Agent will receive closing payment for each listing, provided both lots were entered as separate MLS listings and have separate Listing Agreements.
Each MLS listing is treated as an individual transaction. Even if the buyer purchases both lots together, the MLS considers each parcel a separate property file. Because the seller signed two separate Listing Agreements, the agent is contractually representing two independent listings. As a result, both listings must be individually updated and closed in the MLS to remain compliant.
Commission is paid per listing, not per buyer. Since there are two MLS listings backed by two agreements, the Listing Agent is entitled to closing/commission for each one.
