Can I cancel my MLS listing at any time?

You may cancel your MLS listing at any time by submitting a change request through Houzeo website assuming there is not a contract pending on the property involving a buyer who was procured by a cooperating broker. 

Is there a cost for cancelling my MLS listing?

If your listing was placed in GAMLS, there is a termination fee of $25. Listings not placed in the GAMLS will have no termination fees or other penalties in the event that you wish to cancel your listing before the expiration date.

If you wish to reinstate your cancelled MLS listing within the term of the listing agreement you may do so but there will be a reinstatement fee, and depending upon the MLS, it maybe the same amount as the cost of a new listing.

What is the difference between Cancelling and Withdrawing?

Cancelled: When a listing is marked as "Cancelled," it indicates that the listing agreement between the property owner and the listing agent has been terminated. This effectively ends the relationship between them, and the property is no longer available for marketing on the MLS.

Withdrawn or On Hold/Temp-Off Market: When a listing is marked as "Withdrawn," "On Hold," or "Temp-Off Market," it means that the listing contract is still in effect, but the property is temporarily taken off the active marketing process. During this status, the property is not actively promoted, and it stops accruing "Days on Market" until it is reactivated or a new status is assigned.
