At the same time, you grant the listing broker the marketing rights to list and promote your property on the MLS.

You get the tools, expertise, and visibility you need, while staying in the driver’s seat—and you only pay the listing commission and the closing commission/ buyer agent commission (BAC) if there is a buyer's agent in the real estate transaction.

Understanding Listing Commission and Closing Commission (BAC)

In any MLS-listed property, two types of commissions may apply:

  • Listing Commission: Paid to the listing broker for listing and managing your property on the MLS. It is payable regardless of who brings the buyer, even if it’s someone you found directly.

  • BAC – Buyer Agent Commission: Typically paid to the buyer’s agent for representing the buyer. If no buyer’s agent is involved, this commission is not paid.

Why a Listing Fee Applies

The listing fee compensates the listing broker for providing continuous support, managing and handling MLS listing and compliance, preparing paperwork and disclosures, redirecting inquiries, and giving real estate advice if required.
