What's the difference between 'withdrawn' and 'cancelled' when changing MLS status?
Choosing between "Withdrawn" and "Cancelled" for your property listing has its trade-offs:
"Withdrawn" refers to the property no longer being available for sale, but the contract between the seller and the listing agent still being valid, and the listing can be reinstated at a later date if the contract's validity has not expired.
"Cancelled" refers to the cancellation of the property on the MLS and the contract between the seller and the listing agent being terminated. Relisting a property that is canceled requires purchase of a package again, but it gives your listing a "fresh" start with a new MLS number, reflects as 'New Listing', drawing attention to any changes made to your home.
