What is the difference between a "Listing Agent" and a "Selling Agent"?
The "Listing Agent" and "Selling Agent" are terms commonly used in the selling process, and they refer to different roles in the home-selling process:
Listing Agent:
- This is the agent who represents the seller of the property.
- The primary responsibility of the listing agent is to market and advertise the property to potential buyers.
- They help the seller set an appropriate listing price, prepare the property for sale, and create a listing on the Multiple Listing Service (MLS) to make it visible to other agents and potential buyers.
- Services provided by a Listing Agent differ in a traditional sale and a flat fee listing sale.
Selling Agent (Buyer's Agent):
- This is the agent who represents the buyer of the property.
- The selling agent helps the buyer find suitable homes, arranges property viewings, and assists in the negotiation process when the buyer decides to make an offer.
- They often guide market conditions, and property values, and help the buyer navigate the complexities of the purchasing process.

In some cases, one agent may handle both roles, acting as the listing agent for a seller and the selling agent for a buyer.
