Once I select a buyers commission in my listing and complete. Can that be changed within the 6 months the listing is on the MLS?
Yes, in some cases you can increase the buyer agent commission offered on your listing, even after it's live on the MLS for up to depending on the tenure of your package. Also, if your listing status is sale pending and your property is under contract you cannot change the buyer agent commission.
It is not recommended to decrease the buyer agent commission after your assigned documents are signed. A lower commission might discourage agents from showing your property to potential buyers, limiting your exposure and potentially leading to a longer selling time.
However, if you absolutely must attempt a reduction, you can directly reach out to your assigned listing agent via email and propose the change. Their consent is crucial - if they agree to the lower commission via email, you can then proceed with the "Change MLS Listing-Other" request, mentioning the new desired commission percentage.
Remember, a competitive buyer agent commission is an investment that can pay off in the long run. It incentivizes agents to actively market your property and attract qualified buyers, potentially leading to a faster sale and a higher selling price.
