I've noticed that some property listings in my area have more photos and a longer description. What's the reason for this difference?
The ability to upload more pictures & characters to your property description on the MLS typically depends on the specific policies and limitations set by the MLS platform you are using. MLS platforms are commonly subject to the regulations and guidelines set forth by local real estate associations or organizations, and the limitations imposed may vary accordingly.
Things to know before contacting your Agent:
1. Please find if the property is listed under the "For Sale" or "For Sale by Owner" category on Zillow and other public sites, as a "for sale" home is syndicated on Zillow through the MLS and would have to follow the rules outlined by the MLS. If the house is listed as "for sale by owner" it will not be listed through the MLS and will follow the rules outlined by Zillow. Thus creating a difference in the pictures & property description. (If the property is listed as "for sale" kindly proceed to step 2)
2. Check if the other property that has more pictures is listed under the same MLS as your property or on a different MLS. You can check this by looking for 'Source' on any public website like Zillow, Redfin, etc.
