Can I Cancel My Listing Anytime?

Can I Cancel My Listing Anytime?

Yes, you can cancel; however, cancellation can depend on a few factors. If there is an active offer on the property, the listing cannot be cancelled.

It is also important to understand the Broker Protection Period. Even after a listing is cancelled, certain obligations under the Listing Agreement continue. If a buyer showed interest in, visited, or was introduced to the property while the listing was active and later purchases the property within 180 days of cancellation, the agent may still be entitled to the closing commission as outlined in your Listing Agreement.

If you are considering canceling because of a concern with your listing, please let us know. Houzeo is here to support you throughout the listing and selling process.

Depending on your situation, you may also consider alternatives to cancellation. If you simply need some time away from the market, you may be able to pause or place your listing on hold rather than cancel it completely. If your concern is related to low traffic, limited buyer interest, or a lack of offers, you can update your listing details, revise the price, improve the property description, or update the photos to make your listing more competitive by checking the sellability score(if assigned).

Depending on your plan, you may also have access to an assigned agent for additional listing and market guidance. If you need a higher level of professional support, you can explore upgrading your plan to receive additional assistance with pricing, market strategy, and other listing-related decisions.

Whether you need help correcting listing information, improving your listing, understanding market activity, or evaluating your available options, our goal is to make sure you have the right information and support before making a final decision about cancellation.
